The Site

The 4.19-hectare site lies on Central Way, Feltham, within the London Borough of Hounslow. It benefits from excellent transport links, being close to Heathrow Airport, the A312, the M4, and Feltham town centre.

The land is currently in light industrial use operating on a 24/7 basis, but includes outdated structures unsuitable for modern industrial and logistics operations. Redevelopment offers the opportunity to make better use of this Strategic Industrial Land, creating modern employment space while improving the appearance and operation of Central Way.

The Development

Panattoni Park Heathrow will transform the site into a high-quality logistics and employment hub, delivering new warehouse, logistics and office floorspace to the latest industry standards. The buildings will be designed to be flexible, allowing for a range of occupiers from regional operators to national and international businesses.

Planning Context

The site is designated as Strategic Industrial Land (SIL) and forms part of the borough’s “Opportunity Hounslow” investment zone. This designation recognises the area’s importance as a location for employment and economic growth.

The proposals will be submitted as a hybrid planning application, which will provide full details for enabling phase of the development while maintaining flexibility for future phases to be tailored to the needs of specific occupiers. This approach ensures that the development can respond to market demand while securing early delivery of the economic benefits.

The proposals will:

  • Create hundreds of long-term jobs in logistics operations, site management, office roles, and the wider supply chain

  • Generate significant business rates income to support local services

  • Regenerate a brownfield site and enhance the visual quality of Central Way

  • Deliver energy-efficient buildings, landscaped buffers, and biodiversity enhancements

  • Include sustainable transport infrastructure such as secure cycle parking and EV charging points

Transport and Access

Access will be from Central Way, using existing industrial routes. A full Transport Assessment will identify improvements to ensure safe and efficient access, minimise congestion, and avoid impacts on residential streets.

Sustainability

The scheme will incorporate energy-efficient design, renewable energy potential, sustainable drainage systems (SuDS), and green infrastructure to manage surface water and support biodiversity.
