The Site

  • The site is owned by MFP Heathrow (CW) Limited.

  • The total site area is approximately 4.19 hectares.

  • The site is located on Central Way, Feltham, within the London Borough of Hounslow. It is well connected to Heathrow Airport, the A312, the M4, and Feltham town centre.

  • The site is currently for industrial use, but includes underused and outdated buildings with significant potential for redevelopment.

The Proposals

  • The proposals include the delivery of new industrial and logistics floorspace with supporting office and service space, parking for staff, visitors and HGVs, landscaping, and improved site access.

  • The scheme will create hundreds of local jobs, generate business rates income, attract investment, regenerate a brownfield site, and improve the appearance and operation of Central Way.

  • A hybrid planning application will be submitted, providing detailed proposals for the enabling works while allowing flexibility for future phases to be tailored to occupiers’ needs.

Highways and Transport

  • Access will be from Central Way using established industrial routes. A full Transport Assessment will accompany the planning application.

  • The Transport Assessment will review current traffic conditions and identify any improvements needed.

  • The detail of the parking will be determined through future reserved matters but sufficient parking will be provided to achieve the relevant standards and avoid parking on the surrounding streets.

  • Yes. Secure cycle parking will be provided, alongside facilities to encourage sustainable travel such as EV charging points and improved walking and cycling connections.

Jobs and Economy

  • The scheme will create jobs during construction and in long-term roles including logistics operations, site management, administration, and office-based positions, as well as opportunities for local suppliers and subcontractors.

  • The final number will depend on the occupiers and layout, but early estimates suggest several hundred direct and indirect jobs.

Design and Environment

  • The development will feature modern, high-specification industrial and office buildings, using high-quality materials and consistent architectural design. Landscaping and planting will be used to soften views and enhance biodiversity.

  • Measures will include sustainable drainage systems (SuDS), green buffers, energy-efficient design, renewable energy potential.

  • The site is already in industrial use, operating 24/7. Even so, a noise assessment will be carried out to ensure that operations meet relevant guidance and do not cause unacceptable impacts.

  • The site currently operates 24/7 and as part of the proposals, we will modernise light spills to further reduce disruption to enighbours.

    A lighting assessment will be prepared to ensure the design minimises impacts on nearby areas.

Construction

  • A Construction Management Plan will set out measures to control construction vehicle movements, manage dust and dirt, reduce noise, and ensure site safety. Construction traffic will use agreed industrial routes, avoiding residential streets.

Local Impact and Engagement

  • Minimal impact is expected as the site is already in industrial use and has no direct residential frontage. All operations will be confined to normal working hours, and green buffers will be included to enhance screening.

  • We are providing clear information through this consultation website, distributing a leaflet to local households and businesses, and meeting with councillors to hear their views.

  • Yes. All feedback received during consultation will be reviewed and considered before finalising the planning application. A Statement of Community Engagement will explain how feedback has been addressed.

Planning and Delivery

  • Yes. It forms part of a wider area designated as Strategic Industrial Land (SIL) in Hounslow’s planning policies and the “Opportunity Hounslow” investment zone.

  • The application is expected to be submitted in October 2025.

  • Subject to planning approval, construction could begin in 2026, starting with enabling works and infrastructure delivery.
